Very important - first priority

  1. Without money they can not do anything*. For 7 years they protect the people not paying maintenance, they are hiding financial data. Start suing the people who do not pay – to get in money.
  2. Fire safety – the lives of the people living in this building is crucial and should be top priority. The lies of the past that things are not as bad as they are have to end.
  3. Fixing all the elevator problems
    A) getting the second one back into service
    and not less important:
    B) fixing the loud noise on Elevator 3
  4. Power to the people who want to work for the building. Currently people who do not have any personal interest in the building, not own anything personally run the committee with catastrophic results ending in corruption and fraud (some of them were even sentenced for fraud in court, all just within the last 4 years). Just look, they do not talk to us, they keep everything secret, hiding details. That can never lead to success.
  5. Previous company did not clean the water tank for many years
  6. Improve lights for safety. Identify points of danger/interest for more lights e.g. in front of the entrance.
  7. Insulation for the elevator machine/motor room is bad, it cost a lot of money. Extensive heat should be avoided, after less than 30 years one of the engines failed due to mismanagement.
  8. Swimming pool is not maintained according to scientific standards, money is being lost every month. Not to mention destruction happened until 2022 followed by lengthy and expensive renovation.

*not actually true. They can issue bills to all honest payers to get in money for necessary maintenance.

Secondary line of improvements

The list is not complete:

  1. Optical improvements to increase value. Actually very important as well as a building in great optical condition increases value. This let landlords charge higher rents. Which motivates to pay maintenance fees. Which then can be used for safety and security issues.
    Optical improvements are e.g.
  • Make the lobby nice, it looks more like a warehouse entrance, not like a lobby where of a residential building
  • Let the residents paint or design their floors as they wish – after talking with and letting neighbors agree. We painted our floors a few years back and where threatened with the police – even as the original colors were used. Committee always hated action.
  • In the garden could be done a lot. Co-owners donated plants and planted by themselves but lazy management forget to water the plants and they all died
  • Roof illumination, cheap and effective, co-owner even offered to do it for free – I have no idea why they refuse…
  • develop an app with all important functions, easy to do
  • The group of co owners who use common space without the necessary permission by the majority (as required by law) should at least pay a monthly rent for the space they take from the community.
  • A renovation for the Sauna was promised years ago but never anything happened

Not that important but still...

Exists as well – quite a lot.

  1. In the past few years the committee did favors for relatives with condos in the building. See the “key only access option” for the 32nd floor. The brother of the previous chairman has an apartment there. No money but such a useless extra was no problem?
  2. Ask co-owners if they agree to committee ideas. Did not happen in the past few years , e.g. their idea with security cameras in all floors, maybe good, but you can tilt them upwards easily making them useless. About 500,000 Baht wasted

This is not a complete list, any suggestions are welcome.

Note that any suggestions made here have no significance to the people who make the decisions. Most of the people in the committee have no personal connection to the building. They do not live here and some do not even own anything here. Most of these do not read what the co owners think and avoid any contact. They don’t care about laws, rules or regulations.

Hopes were raised by hiring a new management company for the building. But remember about 7 years ago when also a new company was engaged. Hopes were also high. But a committee refusing all suggestions and avoiding all contact to the people who live here made the last management company aware to better do nothing and keep quiet and so were the results. One building manager after another was hired and left again since it was them being on the front line getting all the anger from disappointed Co owners.
